What is a Rent Guarantor?
A rent guarantor is responsible for some or all of the commitments that you will make when you sign a tenancy agreement to rent a property. The main commitment you are making when you sign an agreement is to pay the rent due on the dates specified. If you don’t do this then your guarantor will be required to do so.
It is common in student accommodation to be asked to provide a guarantor. This is because whoever is renting you the property wants to be sure that you can meet your obligations and it is difficult the check this in advance, as most students have a relatively limited credit history and income.
Who can be a Guarantor?
There are a few requirements associated with being a Guarantor. In most cases the Guarantor will need to be UK based, although some private halls do allow international guarantors. The rental guarantor will need to have the resources to meet the commitments they are making. There are many different ways of expressing this, but common ones include being able to demonstrate having an income at 2 or 3 x the rent being guaranteed, or being a home owner. Most students will ask a parent or family member to act for them.
How can UK Guarantor help?

Our fee depends on the amount of rent you pay and range from £249 up to £599. The majority of our students pay £299. The higher rates of fees relate to higher rents. In the event that you ever receive a cheaper quote for the same service we will refund you the difference in price. It is unlikely that this will happen, as we aim to the lowest cost service on the market. Ultimately, we aim to be as student friendly as possible and key to this is offering a fair price for our service.
